In addition, we know exactly what to look out for so you do not buy a property with hidden defects, and we are familiar with the rules that apply to property purchases in Spain. Together we identify your wishes and key criteria. Based on this we create a search profile that forms the basis for our work. We then closely monitor the market and our network. You only receive properties that fit your profile, and we adjust the pace and intensity of the search entirely to your situation. Your feedback is essential: this way we can refine further and only propose what truly suits you. When there are properties you are interested in, we arrange viewings — always according to your schedule. We are of course present to guide you, answer your questions and point out aspects you might not immediately notice yourself. Once you have found your property, we support you during the bidding process and ensure everything runs smoothly — from reserving the property to the final transfer at the notary. A lawyer will check all the details, so you can be confident you are buying safely and in accordance with Spanish regulations. After your offer has been acceptedAs soon as your offer has been accepted, a reservation contract is drawn up and you pay a sum (usually €5,000). After signing and paying this reservation fee, the property is taken off the market. The fee is refundable if legal defects are discovered, but forfeited in case of cancellation without valid reason. In the weeks that follow, a lawyer carries out a thorough check and drafts the purchase contract. Upon signing, you pay 10% of the purchase price (minus the reservation amount). Only at the official transfer before the notary is the remaining amount paid, and you receive the keys to your new home in Spain. Throughout this process you remain in trusted hands with us.
